Tankless Water Heater Installation Cost in Chicago: What You Actually Pay (2026)
✶ TANKLESS COSTS, CHICAGO
A gas tankless water heater costs $5,600 to $6,600 installed in Chicago in 2026. That price covers the unit, labor, new venting, and hauling the old tank away. National sites quote half that because they price the unit, not the conversion around it.

How much does a tankless water heater cost installed in Chicago?
✶ ✶ ✶ ✶
A gas tankless water heater costs $5,600 to $6,600 installed in Chicago. That is one number for the whole job: the Rinnai, Rheem or Navien unit, labor, new venting, and haul away of the old tank. HWHR charges the same price across all 33 Chicago zip codes it serves.
Tankless sits above every tank water heater HWHR fits, and the gap is the point rather than a surprise. A tankless system hangs on a wall, vents through a new run, and is built to heat water on demand, only when a tap opens. A gas water heater with a tank sits on the floor and keeps 40 or 50 gallons of hot water standing by around the clock. Different machines, different jobs, different numbers.
| Water heater type | Installed price |
|---|---|
| Gas tankless | $5,600 to $6,600 |
| 75 gallon power vented (gas) | $3,700 to $4,100 |
| 50 gallon power vented (gas) | $2,600 to $3,000 |
| 50 gallon chimney vented (gas) | $1,800 to $2,000 |
| 40 gallon chimney vented (gas) | $1,700 to $1,800 |
Every price in that table is the whole job, not a unit price. If a tank is the better fit for the building, the cost to replace it is on the water heater replacement page.
What is included in HWHR’s tankless installation price?
✶ ✶ ✶ ✶
Every HWHR tankless water heater installation is quoted as one number, and four things sit inside it. The written quote is the invoice. Nothing on this list gets billed separately afterwards, which is the difference between a whole job price and a starting price.
- ✶ The unit. A Rinnai, Rheem or Navien tankless heater, sized for the building.
- ✶ The labor. Removing the old tank, mounting the new unit, and connecting the water supply and gas at the unit.
- ✶ The venting. A tankless system vents differently from a tank, so the run is new.
- ✶ Haul away. The old tank leaves with us.
One thing sits outside that figure. Annual descaling is an operating cost, quoted separately once the unit is running. Everything needed on day one is already in the price.
Why HWHR quotes one number
Labor costs sit inside the quoted figure and are never billed by the hour. A homeowner comparing quotes in Chicago is usually comparing a whole job price against a bare unit price with labor to follow, and the two are not the same number.
The quote is the invoice
The figure on the written quote is the figure on the invoice. If something changes on site, HWHR says so before the work happens rather than after.

Why do national sites say $2,500 and Chicago installers say $5,600?
✶ ✶ ✶ ✶
A $2,500 tankless “cost” is the unit cost plus a national labor average. A $5,600 to $6,600 Chicago price is a conversion: the unit, new venting, gas supply at the unit, and the old tank hauled away. The two numbers are measuring different jobs.
Angi puts a Chicago conversion at $1,383 to $3,806. HomeAdvisor lands in the same band. Four Seasons, a Chicago installer, publishes $5,500 to $8,500. HWHR charges $5,600 to $6,600. The installers who actually do the work here agree with each other within a few hundred dollars, and the national estimators sit at roughly half.
What the national number leaves out
New venting, gas supply work at the unit, and removing the old tank. A national average also assumes a like for like swap. A tank to tankless conversion is not a swap, and the work that makes it a conversion is the work the national figure does not price. A quote that looks high against $2,500 is not high, it is the whole job.

What moves a tankless installation from $5,600 to $6,600?
✶ ✶ ✶ ✶
Three cost factors move a job inside that range: the venting run, the gas supply at the unit, and the unit itself. None of them are visible from the street, which is why HWHR quotes from a photograph of the existing unit rather than from a national price list.
Every building answers those three differently, and two houses on the same block can land at different ends of the range. HWHR charges the same way across every one of the neighborhoods it serves.
The venting run
A tankless system vents differently from a tank, so the run is new in every conversion. How far it has to travel, and what it has to pass through to reach an outside wall, is the cost factor that moves a quote most.
The gas supply at the unit
A tankless unit fires at up to 199,000 BTU, four to five times what a 40 or 50 gallon tank burns. Whether the gas supply at the unit can carry that load decides how much gas work sits inside the quote.
The unit itself
Model and output are chosen for the building rather than from a catalog default. A larger household or a second bathroom points at a different unit, and condensing and non condensing models are not priced alike.
Does a tankless water heater pay for itself in Chicago?
✶ ✶ ✶ ✶
Not on the gas bill, and HWHR would rather say so. ENERGY STAR puts tankless savings at $95 a year for a family of four, and it costs $3,000 to $3,600 more upfront than a 50 gallon power vented tank. At $95 a year, that takes decades to earn back on energy alone. It pays for itself a different way: one tankless system rated for 20 years against two tank replacements. Add up water heater replacement cost over that span and the two land close to level. What it adds is endless hot water, an end to running out of hot water on a winter morning, and the floor space a tank was standing on.
The claim that does not hold up
Four Seasons puts tankless payback at 9 to 17 years. At $95 a year against $3,000 to $3,600 more upfront, the arithmetic does not reach that, and a homeowner who checks will find it does not.
Are there tankless rebates in Chicago in 2026?
Peoples Gas pays $150 on a tankless unit rated UEF 0.95 or higher, and Nicor pays the same $150 at suburban addresses, but only on units of 75,000 BTU or less, which rules out the 199,000 BTU size most homes here take. The federal 25C tax credit expired for equipment placed in service after December 31, 2025, so a 2026 installation does not qualify.
What is different about a tankless installation in a Chicago home?
✶ ✶ ✶ ✶
Chicago changes two things about installing a tankless water heater: the size of the unit and the maintenance. Chicago winter drops incoming water to near 40 degrees, and Chicago’s hard water means water heaters require descaling every year, tankless units most of all.
A tankless system has to lift incoming water 80 degrees to reach 120 in a Chicago January, which is why most homes here take a 199,000 BTU unit. Hard water drives the maintenance, and annual descaling is the one piece of water heater maintenance the unit needs. HWHR has fitted tankless conversions in Bucktown, Humboldt Park and Lakeview basements.
