The obstacle
A vintage two flat with a narrow basement stairwell and no room to work. The power vent unit had failed at the blower, so both units were without hot water, and the old exhaust run no longer met code.
How we solved it
Out the same day. The failed tank went up the outside stairwell without blocking the tenants, the pad was leveled, and a new 50 gallon Rheem power vent went in. New gas shut off valve, new venting to code, tested for leaks and draft. Hot water back in both units.

The obstacle
An atmospheric tank taking up a finished utility room the owner wanted back. Going tankless meant a bigger gas line, core drilling through solid brick for the vent, and a condensate line the old setup never needed.
How we solved it
We sized the gas load and ran a dedicated line from the manifold. The Rheem IKONIC went on the wall with backing behind it, copper lines and a service valve kit so it can be descaled later, and the masonry penetrations sealed to code. Endless hot water, and the floor back.

The building stock
Humboldt Park filled in with two and three flats in brick between 1890 and 1920, and a great many of them are still two flats and three flats. They were not gut rehabbed into single family homes or carved into condos the way the neighborhoods east of here were. Greystones face the park along the edges. What that means underneath is original: original flues, original layouts, and tanks installed to suit a building that has not changed.
