24-Hour Emergency Water Heater Repair
Start with the symptom, we will name the cause
✶ ✶ ✶ ✶
Tell us which one it is. We can diagnose the likely cause on the call, and emergency service in a Lakeview condo still usually happens the same day. Every card reaches a technician who works on water heaters and nothing else.
No hot water at all
Cold at every tap. We check the pilot first, then the gas valve, then the element.
Runs out fast
Hot water for one shower, then nothing. Sediment on the tank floor, or an element working at half strength.
Tank is leaking
A leaky tank is an emergency in a condo, because that puddle becomes water damage on somebody else’s ceiling. Call before you mop.
Rumbling or popping
Sediment baked onto the steel. Chicago’s hard water builds it fast, and a flush can still buy you years.
Pilot won’t stay lit
Lights, then goes out. Thermocouple, gas supply, or a draft coming back down a shared flue.
Lakeview Water Heater Service
One trade, and in a condo building that saves you a week
✶ ✶ ✶ ✶
Most plumbers turn up, look at your water heater, then work out what it is. We already know. Water heaters are the only thing we touch, so a licensed technician arrives at your job, not between two others. In a Lakeview condo that counts twice, because the board wants a certificate of insurance and a booked shutoff window before anyone starts. We start that on the phone. Residential and commercial, so the same crew handles your unit and the business downstairs. With 40+ on the shelf, the install happens the day the paperwork clears, not the week after.
✶ Diagnosis in minutes, not an hour of working out what you own
✶ 40+ units on the shelf, tanks and power vents included
✶ Family-owned since 2003, insured professionals, home or business

New Water Heater Installation
Two Lakeview water heater jobs, start to invoice

Two real Lakeview jobs. What the unit was, how long it took, what went wrong, and what we charged at the end.

Job One · Standard Replacement
75 Gallon Commercial Power Vent Replacement
June 2025
Date
4 hrs
Install time
$4,100
Final cost
The obstacle
A Broadway restaurant lost hot water in the middle of the lunch rush. The 75 gallon gas unit had failed outright, the kitchen could not wash dishes or sanitize, and a Chicago kitchen without hot water is a health code problem within hours, not days.
How we solved it
We were there in 45 minutes with a commercial unit on the truck. Building management opened the mechanical room while we checked the gas connections. The old 75 gallon came out, a new power vented unit went in, every connection was tested, and the kitchen was washing dishes again the same afternoon.

Job Two · Tankless or Complex Conversion
Rheem tankless conversion in a 1920s walk up
September 2025
Date
5 hrs
Install time
$5,900
Final cost
The obstacle
A 1920s brick walk up on Racine Avenue with a growing family and a 40 gallon tank that could not cover back to back showers. The basement was tight, the stairs were tighter, and the gas line was not sized for what a tankless unit draws.
How we solved it
We measured the gas line before quoting anything, then brought in a licensed gas contractor to upsize it. The install was booked around the family’s work week. The unit came down a hundred year old stairwell by hand and went on the basement wall, which handed the room back. We set the digital controls and walked them through it. Endless hot water, and tankless usually takes $100 to $200 a year off the gas bill.
Water Heater Replacement Prices, Chicago
The same numbers in Lakeview as everywhere else in Chicago
✶ ✶ ✶ ✶
Every figure below is the installed price, unit and permit and haul away included. An association, a third floor unit or a difficult shutoff does not move it, and neither does anything we find once the old tank is off.
✶ Unit included ✶ Installation included ✶ Permit handled ✶ Old unit hauled away ✶ No hidden fees
| Water heater type | Installed price |
|---|---|
| 40 Gallon Electric | $1,700 – $1,800 |
| 50 Gallon Electric | $1,800 – $1,900 |
| 40 Gallon Chimney Vented (Gas) | $1,700 – $1,800 |
| 40 Gallon Power Vented (Gas) | $2,600 – $2,800 |
| 50 Gallon Chimney Vented (Gas) | $1,800 – $2,000 |
| 50 Gallon Power Vented (Gas) | $2,600 – $3,000 |
| 75 Gallon Chimney Vented (Gas) | $2,600 – $3,000 |
| 75 Gallon Power Vented (Gas) | $3,700 – $4,100 |
| Tankless Water Heater (Gas) | $5,600 – $6,600 |
These are residential prices. Commercial is priced on the building, not the gallon, and quoted separately at $13,000 to $25,000.
Same size, same vent, up to four stories: no City of Chicago permit. Change either and it needs one, $75 to $200. We pull it and build it into your quote.
Lakeview, Chicago IL
Who owns the water heater is the first Lakeview question
✶ ✶ ✶ ✶
More of Lakeview is owned by the unit than any neighborhood we work. That changes who signs off, who pays and how fast the water goes back on. Here is what we establish before the truck is loaded.
The building stock
Lakeview filled in between 1900 and the 1920s and then got subdivided. Brick three flats and six flats off Southport and Roscoe were carved into owned condos, each unit with its own tank in a shared basement. The courtyard buildings along Barry and Wellington kept a single mechanical room for the lot. East of Broadway the Belmont Harbor high rises run risers a whole line of units share. Three ownership patterns, three different conversations before anyone shuts a valve. The old water heater comes out and the new water heater goes in on the same visit in all three.
Our Lakeview service area, street by street
60657 covers Lakeview and we are in it daily. Southport from Belmont up to Irving Park. The Roscoe and Wellington blocks between Ashland and Halsted. Clark and Sheffield through Wrigleyville. Broadway and Halsted through Northalsted, and the Belmont Harbor buildings out at the lake. A morning call anywhere in there is an afternoon install, and the commercial buildings along those strips are on the same route, so a restaurant on Broadway and a condo on Roscoe get the same day. We work the surrounding areas of Chicagoland out of the same shop on Western Avenue.
The association question
In a converted building nobody replaces a water heater alone. The board usually wants a certificate of insurance on file, advance warning of the shutoff, and sometimes a vote on whether the unit owner or the association carries the cost. We have the certificate ready and we speak to property managers every week, so this is a phone call rather than a delay. Ask us before you ask the board and we will tell you which way it normally lands.
Access on a game day
Eighty one home dates a year decide how we schedule the blocks around Clark and Addison. A truck cannot sit on Waveland at first pitch, and permit parking zones close in tighter on a game day than any other constraint in the city. We check the schedule when we book you. If your building is inside the footprint we come early or we come after, and either way you get a time that holds.

Water Heater Service in Lakeview Buildings
What Lakeview homeowners ask before they call
✶ ✶ ✶ ✶
In Lakeview the water heater is rarely only your problem. Usually there is a board, a landlord or five other units involved. These four come up most.
Professional Water Heater Service
Tell us the building, not just the address
✶ ✶ ✶ ✶
A few details is all we need. Most callbacks go out within the hour in business hours, and knowing whether it is a condo, a courtyard building or a high rise tells us what to load. Rather speak to someone right now? Call, and you get one.
