Tell us what your water heater is doing

Pick what’s happening below. No hot water, inconsistent water temperature, a puddle under the tank. We’ll tell you the likely cause while you’re still on the phone, and most water heater issues take one trip. Each card dials a technician who only does water heaters, never a call center.
No hot water at all
Every tap runs cold. Nine times out of ten it’s the pilot, the gas valve or a burnt out element.
Runs out fast
Two showers and it’s gone. Sediment on the tank floor, or an element that’s given up.
Tank is leaking
Water pooling at the base. On a finished lower level that’s a flooring bill, so call before you mop.
Rumbling or popping
Sediment cooking against the steel. Chicago’s hard water decides how long a water heater lasts here, and a flush may still save the tank.
Pilot won’t stay lit
It lights, then dies. Thermocouple, gas supply, or draft coming back down an old flue.
Chicago Water Heater Specialists
We do one thing, and in these buildings that’s what saves the day
✶ ✶ ✶ ✶
Call a general plumber and the first hour goes on working out what you own. We skip it. Tank and tankless, all day, so whatever is down there we have seen it. The van is loaded for what Lincoln Park keeps in its basements: 40 gallon chimney vents in the three flats, power vents in the rehabs, compact units for the coach houses. Forty plus on the shelf, so nobody waits. Residential and commercial, a three flat basement and a storefront on Armitage get the same crew. A price in writing before we start, and hot water back before dinner.
✶ A diagnosis in minutes, because we’re not guessing between trades
✶ 40+ tanks and tankless units on the shelf, power vents included
✶ Never a general plumber fitting your heater between other calls

Water Heater Installation & Replacement
Two Lincoln Park water heater jobs, start to invoice
✶ ✶ ✶ ✶
The unit, the hours, what got in the way, and the number on the invoice. This is what a water heater replacement in Lincoln Park actually looks like.

Job One · Standard Replacement
50 Gallon Power Vent Gas Replacement
July 2025
Date
3-hrs
Install time
$2,800
Final cost
The obstacle
A 17 year old tank let go on a Saturday morning, over hardwood. The building wanted 48 hours notice before any contractor came in, and the owner had family arriving Sunday.
How we solved it
We were there in 42 minutes with a replacement on the truck. Building management cleared us as a pre approved vendor that morning, so the 48 hour rule stopped being the problem. Barriers went down over the hardwood before anything was drained. The engineer opened the basement and shut the water off, the old tank came out, the new 50 gallon power vent went in, and every connection was tested. Hot water by 1pm, a day before the guests.

Job Two · Tankless or Complex Conversion
Rheem tankless conversion in a brownstone
October 2025
Date
5-hrs
Install time
$5,800
Final cost
The obstacle
A 90 year old brownstone basement with tight stairs and low clearance, and a gas line too small for what a tankless unit draws. The homeowner was worried about the bill, and about what the work would do to a house that age.
How we solved it
We measured the gas line and the venting run before quoting anything. A licensed gas contractor upsized the line, and that upgrade sits inside the $5,800, not billed on top of it. The install was booked around the homeowner’s work week rather than ours. Original brick and woodwork got covered before anyone started. The Rheem unit went on the wall, we walked them through the digital controls, and the renovated bathroom now has hot water that doesn’t run out.
Upfront Water Heater Prices
A Lincoln Park address doesn’t change the number
✶ ✶ ✶ ✶
Installed prices, including the unit, the permit and hauling the old one away. These are the same numbers throughout Chicago, so your ZIP code doesn’t move them, and neither does anything we find once we’re down there. Replace your water heater here and you pay what the table says.
✶ Unit included ✶ Installation included ✶ Permit handled ✶ Old unit hauled away ✶ No hidden fees
| Water heater type | Installed price |
|---|---|
| 40 Gallon Electric | $1,700 – $1,800 |
| 50 Gallon Electric | $1,800 – $1,900 |
| 40 Gallon Chimney Vented (Gas) | $1,700 – $1,800 |
| 40 Gallon Power Vented (Gas) | $2,600 – $2,800 |
| 50 Gallon Chimney Vented (Gas) | $1,800 – $2,000 |
| 50 Gallon Power Vented (Gas) | $2,600 – $3,000 |
| 75 Gallon Chimney Vented (Gas) | $2,600 – $3,000 |
| 75 Gallon Power Vented (Gas) | $3,700 – $4,100 |
| Tankless Water Heater (Gas) | $5,600 – $6,600 |
These are residential prices. Commercial is priced on the building, not the gallon, and quoted separately at $13,000 to $25,000.
Same size, same vent, up to four stories: no City of Chicago permit. Change either and it needs one, $75 to $200. We pull it and build it into your quote.
Our Lincoln Park Service Area
Four kinds of Lincoln Park home, four different water heater installs
✶ ✶ ✶ ✶
Lincoln Park doesn’t have one housing type, it has four, and each one changes what we load before we leave. Here’s what we check first.
The building stock
The blocks between Armitage and Fullerton went up between 1880 and 1920: greystones, brick two flats and three flats, and rowhouses on the short streets like Kemper Place. Behind a good number of them sit coach houses, each with its own small tank and its own gas line. East of Clark the lakefront towers took over in the 1960s. West toward Clybourn, newer single family builds already have modern venting. We stock for all of it, which is why the truck rarely has to leave twice.
Our Lincoln Park service area, street by street
60614 is the core of the Lincoln Park area and it’s a daily route. Webster and Belden between Halsted and Clark. Kemper Place, Dickens, Orchard and Burling. Armitage and Sheffield through the shopping blocks. Wrightwood and Fullerton out to the lake, and the Clybourn side to the west. Most Lincoln Park homes inside those streets turn a morning call into an afternoon install, and the edges of 60614 are covered the same way
Venting, the Lincoln Park question
A lot of Lincoln Park’s flues aren’t doing what they were built to do. When a three flat became one house, the chimney usually got relined for a high efficiency furnace, or sealed and forgotten. A gas tank then has nowhere to exhaust. A power vent unit solves that by going out through the side wall, $2,600 to $3,000 installed. Where the facade is protected and that wall can’t be cut, we plan the route first. Nobody should learn this on install day, so we look up the chimney while we’re still quoting. A new water heater goes in the same day either way.
Access, solved before we arrive
Getting the tank in is half the Lincoln Park job. Finished lower levels mean a carpeted stairwell and a tight turn at the bottom. Coach houses mean carrying it down a gangway with no truck access. Lakefront buildings mean a certificate of insurance, a freight elevator window and the engineer’s sign off. We ask which one you’ve got while you’re still on the phone, so the install surprises neither of us.
