The obstacle
A flat above a shop, with its water heater down in the building’s shared basement and no room to spare around it. The tank is chimney vented, the space is tight, and nothing could happen without the landlord agreeing a window that suited the business downstairs.
How we solved it
We planned it for a Saturday with the landlord, so the shop kept its trading week and the tenant knew exactly when the water would go off. The old unit came out of a tight corner, a new 40 gallon chimney vent went in, and the old tank left with us. Two hours, start to finish.

The obstacle
An apartment building running two commercial A.O. Smith water heaters, both at the end of their life. Every tenant in the building draws off them, so this was never a job you turn up and start. The water going off had to be a decision, not a surprise.
How we solved it
It was scheduled before we arrived: a window agreed with the building, notice out to the tenants, and both units planned as one job rather than two separate visits. Both old heaters came out, both new ones went in, and it was done inside four hours. Nobody spent a night without hot water.

The housing here runs from six bedroom greystones to one bedroom flats over shops. Here is what we establish before the truck is loaded.
The building stock
The boulevards went up as single family greystones between 1880s and 1930s, most of them carved into flats later and a good number put back together since. Off the side streets it is brick two and three flats from the same era. Along Milwaukee it is apartments over shops. Three eras of gas water heaters, in three different kinds of basement.

Logan, Kedzie and Humboldt Boulevards. The side streets off Fullerton, Armitage and Diversey. Milwaukee from the square down toward the river, and out to the Bloomingdale Trail edge. We are in the Logan Square community most days, and Bucktown shares this ZIP so both sit on one route.
The boulevard house
A six bedroom that spent forty years as three flats and then went back to one household is the most common surprise here. The gas water heater was sized for one of those flats, not for the whole building, so the hot water needs of the house outgrew the tank the day the walls came down. We size to the bathrooms rather than to what is already there.
Above the storefront
Along Milwaukee the water heater for the flat often sits in a basement you reach through the business downstairs. That makes the shutoff somebody else’s problem too, and a restaurant cannot lose water during service. We book the window with the tenant and the owner before we arrive, so nobody finds out on the day.
