The obstacle
A 50-gallon tank in a confined utility closet with an internal leak running onto the floor pan, occupied living space on the other side of the bifold doors. Tight jambs, laminate flooring at the threshold, and a cramped PVC flue to rebuild.
How we solved it
Neoprene runners down, gas and water supply shut off, and the failing tank pumped out before it spread. Old unit extracted, the new Rheem Performance 50-gallon power vent set and leveled, copper supply lines rebuilt, gas line and blower circuit reconnected. PVC power vent re-routed to proper slope, joints pressure tested, combustion draft verified, hot water back in three hours.

The obstacle
An old atmospheric tank in an unfinished basement, poured concrete walls and low ceiling joists. The tankless unit had to anchor into masonry, the water and gas manifolds needed re-routing, and dual PVC intake and exhaust had to be bored through the rim joist.
How we solved it
Rheem IKONIC condensing unit anchored to the concrete foundation with masonry fasteners. Hot and cold lines re-run in rigid copper with press fittings, service isolation valves added, and a dedicated 3/4-inch black iron gas feed connected. Exterior wall core-drilled for direct-vent PVC, unit commissioned at 120°F, condensate drainage verified, endless hot water on in two hours.

We Know How Far the Hot Water Has to Travel

This is bungalow country, and a bungalow is a long thin house. That single fact decides more water heater calls here than anything else.
The building stock
These blocks filled in through the 1910s and 1920s with brick bungalows and two flats, the southern edge of the belt that runs across the whole northwest side. A bungalow sits long and narrow on a 25 foot lot, front room to back kitchen, with the mechanical room at one end of the basement. Many have had the attic dormered since, which added a bathroom upstairs without adding anything downstairs.

The long run
The call we take most often here is not a broken water heater. It is a kitchen tap that takes a minute to run hot while the bathroom runs hot in seconds, or water temperature that fluctuates when somebody starts the dishwasher. Both are distance. The hot water sitting in sixty feet of pipe has gone cold since the last time anyone used it, and it has to be pushed out before new water arrives. Nothing is broken. A recirculation loop or a point of use unit fixes it, and replacing the water heater does not.
Tankless in a bungalow
Tankless makes real sense in these houses, because a dormered bungalow with a second bathroom is exactly the house that runs out. Two things decide it. The gas line, which was sized for what the house had in 1925 and usually needs upsizing for a tankless installation. And the minimum flow rate, because a tankless unit will not fire below it, so a low flow fixture at the far end of a long run can leave you with cold water on a brand new installation. We check both before quoting rather than after.
