The obstacle
Sudden tank failure in a mixed-use building on Northalsted. Residential tenants upstairs and a ground-floor commercial unit, all with no hot water. Commercial-grade footprint down a narrow vintage brick stairwell, with restricted overhead clearance.
How we solved it
Priority dispatch and commercial dollies to move both units through the stairwell without touching the brickwork. New 75-gallon Rheem commercial power vent tank set and leveled, copper supply lines upgraded with commercial isolation valves, high-demand gas manifold reconnected, combustion draft tested to code. Hot water to every unit in four hours.

The obstacle
Converting an atmospheric tank in a tight Northalsted mechanical room with almost no free wall. PVC direct venting had to route through cramped vertical chases, and the black iron gas line needed extending and upsizing.
How we solved it
Old storage tank out, structural backing secured, and the Rheem condensing tankless water heater wall-mounted. Dedicated black iron gas branch fabricated, PVC intake and exhaust routed vertically and clear, copper supply lines run with full-port isolation valves, digital controller calibrated. Continuous on-demand hot water in three hours.

The street
Halsted from Belmont up to Grace is bars, restaurants, salons and clubs, with flats and courtyard buildings on the side streets behind, Aldine, Buckingham, Brompton, Briar and Oakdale. It is Chicago’s first officially recognized gay village and the rainbow pylons have marked it since 1997. What that means for us is two completely different sets of water heaters inside one small area.
The kitchen that cannot open
A restaurant with no hot water is not inconvenienced, it is closed. There is no washing dishes at temperature, no handwashing station, and no way to pass an inspection. That is the call we move fastest on, because the cost is per hour and it starts the moment the water goes cold. We carry commercial water heaters rather than promising to source one.
