The obstacle
A water heater in a mechanical closet barely wider than the tank, sharing it with the furnace, with hardwood and tile right outside the louvered doors. The old unit was leaking and had to come out through narrow doorways without marking anything.
How we solved it
Floor protection went down the length of the hallway first. The failed tank was drained and taken out, the overhead venting and expansion tank came off, and the new Rheem 50 gallon power vent went into the same footprint. Gas and electric reconnected, expansion tank re-fitted, exhaust re-run for proper draft, and hot water back on.

The obstacle
An oversized tank filling a shallow utility closet behind bifold doors. Going tankless meant running intake and exhaust through a tight overhead chase, reworking the copper to sit flush against the back wall, and getting combustion air and clearance right inside a living space.
How we solved it
The old tank came out and the closet floor came back with it. The Rheem IKONIC went onto reinforced framing, venting ran overhead through the existing chase, and the copper was rebuilt with service valves and its own gas shut off. We checked vent pressure, tested for gas leaks, and left continuous hot water behind a closed door.

About a square mile, and most of it was added to rather than knocked down. That is the thing that decides the job here.
The building stock
Frame cottages and brick two flats went up here between 1890 and 1915, and almost none of them were demolished. They were extended. Dormers went on, second stories went up, kitchens pushed out the back. A house that started with four rooms now has eight, and it is often still drawing on the mechanical room the original builder put in.

That is a sizing problem rather than a repair problem, and the answer is either a bigger tank or no tank at all.
What an addition did to the gas line
An extension almost never comes with a gas supply upgrade, because nothing at the time required one. That matters the day somebody wants tankless, which draws far more than a tank does. We measure the line before quoting the installation rather than after, so nobody finds out halfway through. Where the line will not carry it, a larger tank is the honest answer and we will say so.
