The problem
Rust was running down the front of the old A.O. Smith commercial tank in this 10 unit HOA building, from the fittings to the burner.

What we did
We drained and removed the old tank and set a new 100 gallon A.O. Smith commercial gas water heater rated at 200,000 BTU. Then we retrofitted the water, gas, exhaust and electrical connections to the new unit and hauled the old tank away.
